Welcome to the Pacific Northwest - I am glad you are here.

My goal is to be a resource whether you decide to live on base, rent while you get settled, or explore purchasing a home. I am happy to help you compare communities, understand the local market, connect with trusted resources and develop a plan that fits your timeline.

As a military spouse, I understand that a PCS can bring excitement, uncertainty and a long list of decisions, often all at once with tight report dates, leave constraints and your BHA structure.

Finding the right place to live is about much more than choosing a house. It is about understanding your duty location, commute, family needs, budget and what will help you feel at home in Washington.

On-Base Housing

JBLM family housing is privatized and managed by Liberty Military Housing (LMH). JBLM has approximately 5,159 homes and has a long wait list which means it’s possible you end up in one of the hotels. Should you decide to live on base is generally voluntary except for designated key and essential positions. Eligibility and the home offered depend on factors including rank and bedroom requirement.

Important: Availability, wait times, rank eligibility, floor plans and policies change. Verify current information directly with JBLM Housing and LMH before making housing decisions.

The 22 JBLM Family-Housing Communities

Beachwood North, Beachwood South, Broadmoor, Carter Lake, Cascade Village, Clarkdale, Davis Hill, Discovery Village, Eagleview

Evergreen, Greenwood, Heartwood, Hillside,

Madigan, Meriwether Landing, New Hillside, Olympic Grove, Parkway, Stony Oak

The Bricks, Town Center, Westcott Hill

On-Base Housing: Questions to Ask

·         Which communities and floor plans are available for my rank and bedroom entitlement?

·         What is the current estimated wait time for each eligible community?

·         Can I apply before arriving at JBLM, and what documents are required?

·         What utilities and services are included with the home?

·         What are the current pet rules for the specific community?

Considering Off-Base Housing

Off-base living can provide more choices in home style, lot size, neighborhood setting and proximity to activities outside the installation. The best location is highly personal: a community that works well for someone assigned to McChord may feel very different for someone reporting daily to Lewis Main.

Things to consider:

DuPont - Planned community immediately south of JBLM; popular for proximity and convenient to Lewis-side access; verify gate and duty location route and times.

Lakewood - Close to JBLM with shopping, services and varied housing. Often convenient to both Lewis and McChord; route varies by neighborhood

Steilacoom - Small waterfront community with a quieter residential feel. Close geographically; local roads and gate choice matter.

University Place - Established neighborhoods and access toward Tacoma. Compare peak hour commute for the specific duty location.

Tacoma - Urban amenities, historic neighborhoods and broad housing choices. Commute varies substantially by neighborhood and I-5 conditions.

Puyallup - Suburban setting, shopping and a large housing market. Traffic can materially affect commute; test the route at duty hours.

Lacey - Large residential market near Olympia. I-5 commute and duty location matter.

Olympia - State-capital amenities and established neighborhoods. Farther south; evaluate daily I-5 commute carefully.

Yelm - Small-city/rural feel southeast of JBLM. Alternate approach to base; road capacity and duty location matter

A Better Way to Compare Communities

Instead of choosing by mileage alone, compare the actual door-to-duty-station trip. JBLM is large, and the gate you use can be just as important as the city you choose.

·         Drive the likely commute during the hours you would normally report and return home.

·         Confirm which gate is practical for your work location and whether its operating hours fit your schedule.

·         Compare your BAH with the full monthly housing cost, not just the mortgage payment or advertised rent.

·         Consider utilities, transportation, parking, tolls, maintenance and commuting fuel/time.

·         For schools, verify the exact address with the applicable school district; boundaries and programs can change.

·         JBLM Housing Services advises against signing an off-base lease before arrival or for a property you have not seen.

Renting vs. Buying During a PCS. Investing in yourself.

Take into account the following considerations:

Renting May Fit When...

Buying May Fit When...

Timeline

Your assignment may be short or uncertain

You expect enough time to make ownership costs and responsibilities worthwhile

Flexibility

You value easier relocation at the next PCS

You are comfortable planning for resale or possible future rental

Up-front costs

You want to limit transaction and ownership costs

You understand closing and ownership costs

Maintenance

You prefer a landlord to handle many repairs

You are comfortable managing maintenance and unexpected expenses

VA loan

Not applicable to renting

Eligible buyers may use VA financing; review entitlement and qualification with a qualified lender

Your PCS Housing Checklist

·         Confirm your reporting location on JBLM.

·         Review BAH and your comfortable monthly housing budget.

·         Apply for on-base housing early if it is one of your options.

·         Compare current on-base wait times with your arrival date.

·         Identify 3-5 off-base communities that fit your commute and lifestyle priorities.

·         Verify school assignments directly for any specific address when schools are important, keeping in mind that highschool is in the Clover School District and off base.

·         Tour homes/neighborhoods and test commute routes before committing whenever possible.

·         Discuss VA loan entitlement, qualification and estimated payment with a knowledgeable lender if buying.

Whether your best fit is on-base housing, a rental, or homeownership, you do not have to sort through every option alone. I can help you narrow the communities that make sense for your duty location and priorities and create a practical plan for your arrival.

Home-Buying Classes & Education

I am also happy to help you understand the local home-buying process, neighborhoods, commute considerations and what to expect when making an offer. Discuss live video tours and walk through videos that cover the full exterior and interior, along with surrounding street and neighborhood? For mortgage qualification, VA entitlement and loan terms, I recommend working directly with a local qualified mortgage professional who is a specialist when navigating VA loans.

Understanding Your VA Home Loan Entitlement

Start here: Request or review your COE, discuss your entitlement and estimated payment with a qualified VA lender, then establish a comfortable housing budget before touring homes.

The home purchased with a VA-backed purchase loan must meet VA occupancy requirements. VA guarantees part of the loan; the mortgage itself is made by a private lender.

VA entitlement can often be restored after a prior VA-backed loan is paid off and the property is sold. In some circumstances, a borrower may also have remaining entitlement while another VA loan is still outstanding. Because entitlement calculations can be individual, review your COE and scenario with a VA-knowledgeable lender before shopping.

A VA-backed purchase loan may allow an eligible borrower to purchase with no down payment when the sales price does not exceed the appraised value. VA-backed loans also do not require monthly private mortgage insurance (PMI). A funding fee may apply unless the borrower qualifies for an exemption.

The VA home loan benefit can be a powerful purchasing tool, but entitlement is not the same thing as loan approval. A Certificate of Eligibility (COE) confirms to a participating lender that you meet the VA service requirements for the benefit. The lender will also evaluate credit, income and other underwriting requirements.

Should I Live On Base, Rent, or Buy Off Base?

A useful question: If orders changed sooner than expected, would you be comfortable with the exit plan for the housing option you choose?

Potential Advantages

Consider Carefully

Often Fits Families Who...

Live on base

Close to installation life; community amenities; housing process designed for military families

Wait list, floor-plan availability, rank/bedroom eligibility, and less separation between work and home

Prioritize convenience, military community and predictable PCS-oriented housing

Rent off base

Flexibility; wider location choices; easier to try an area before buying

Deposits, lease terms, commute, utilities and rental availability; review military/PCS protections

Want flexibility or are still learning the area

Buy off base

Opportunity to build equity; personalize your home; broader home and neighborhood choices

Closing/ownership costs, maintenance, market risk, commute and a future PCS resale/rental plan

Have a suitable timeline, stable finances and are comfortable with ownership responsibilities

There is no single right answer. A good PCS housing decision balances your assignment timeline, commute, finances, family priorities and tolerance for maintenance or future resale.

A PCS brings a lot of decisions at once, and housing is usually one of the biggest. I created this guide to help make the South Sound feel a little less unfamiliar and to give you a practical starting point for deciding where and how you want to live while stationed at JBLM.

You may decide that on-base housing is right for your family. You may rent while you learn the area. You may decide to use your VA benefit and buy. Our job is not to push you toward one answer. It is to help you understand the options, the communities around JBLM and the questions worth asking before you decide.
